SkyCity Signs Binding Agreement to Sell The Grand Hotel for NZ$221 Million

SkyCity Entertainment Group has entered into a binding sale and purchase agreement to sell The Grand Hotel in Auckland, along with its business assets, to Eden Global Capital Private and Auckland City Collective. The transaction, valued at NZ$221 million (approximately US$124 million), marks a significant milestone in the casino operator’s asset monetisation programme, with proceeds earmarked for debt reduction and improved financial flexibility.
Transaction Details
The Grand Hotel, located at 90 Federal Street in central Auckland, is a five-star property comprising 312 rooms and suites across approximately 47,500 square metres of floor area. The hotel sits within the SkyCity Auckland precinct and has been directly integrated into the company’s casino and entertainment complex.
The binding agreement follows a non-binding heads of agreement announced in July 2026, when SkyCity first disclosed that it was in exclusive negotiations for the sale of the property. Completion of the transaction remains subject to the satisfaction of conditions precedent, with cash proceeds targeted for late 2026.
Broader Asset Disposal Programme
The Grand Hotel sale represents the most substantial component of SkyCity’s asset monetisation programme to date. The company previously completed the sale of its commercial properties for NZ$74.5 million, which settled in September 2026. With the Grand Hotel transaction included, total property disposals are set to reach approximately NZ$295.5 million.
SkyCity had originally targeted gross proceeds of NZ$275 million to NZ$300 million from asset sales by December 2026, meaning the aggregate disposals exceed the lower end of that range. Management has indicated that proceeds will be applied toward repaying debt, with the company targeting a leverage position below its stated threshold of two times net debt to Covenant EBITDA.
The divestment programme comes during a challenging period for the company. SkyCity has reported declining profits in FY26 and has pursued significant cost reduction measures alongside its asset sales. In August 2026, the company also disclosed that it had rejected two conditional takeover proposals, valued at up to NZ$493 million, after its board concluded that the offers undervalued the business.
The sale of The Grand Hotel allows SkyCity to retain ownership and operation of its core gaming assets while releasing capital tied up in property holdings. The company will continue to operate its Auckland casino, with the hotel transaction structured to include the sale of the property and its associated business assets.
